Langley runs from the fast-growing townhome and single-family streets of Willoughby Heights and Walnut Grove to the quieter acreages of Glen Valley and Campbell Valley near the US border, and we paint exteriors across all of it. Langley sits between the wetter Metro Vancouver coast and the more sheltered eastern Fraser Valley, so its exterior season runs on the same May-through-early-October calendar as the rest of our service area, sometimes stretching into November if the weather holds. We still won’t apply a coating once overnight temperatures drop below 2°C, and moisture meters go on every job before we start, whether it’s a rural Glen Valley farmhouse or a townhome complex in Willoughby Heights.
Willoughby Heights and Walnut Grove have grown fast with strata-titled townhome and bare-land strata complexes, and many of those developments have their own colour-approval process for exterior repaints. Before we schedule a crew on a strata property, we confirm what the strata council or property manager needs to sign off on, so the finish matches what’s already approved for the complex rather than creating a mismatch down the row.
– Strata-titled townhome complexes in Willoughby Heights and parts of Walnut Grove may need sign-off from a strata council or property manager on exterior colour before a repaint can be scheduled.
– Acreage and farm properties out in Glen Valley and Campbell Valley can include a farmhouse plus outbuildings, fencing, and equipment sheds, which adds more surface area than a standard subdivision lot.
– Newer construction in Willoughby Heights and Willowbrook generally needs less bare-wood prep than the older character homes still standing in Murrayville and around Langley City’s core.
– Brookswood’s larger, older lots sometimes reveal aging caulking or bare wood once loose paint is scraped back, which needs to dry before primer goes on.
It depends on your home’s size, siding, and how much prep is needed — an older Murrayville character home often needs more scraping and caulking than a newer build in Willoughby Heights. The fair answer is a free on-site estimate: a fixed price covering all labour, materials, and tax, valid for 30 days, that only changes if the scope does.
May through early October is our exterior season in Langley, same as the rest of the Fraser Valley and Metro Vancouver. We hold off applying coatings whenever overnight temperatures drop below 2°C, and if your home is in a strata-titled complex in Willoughby Heights or Walnut Grove, booking early also gives more time for strata colour approval.
We do. Stucco and Hardie board are both common on newer Willoughby Heights and Walnut Grove builds, older wood siding still shows up on character homes in Murrayville and Langley City, and cedar fencing is typical on the acreages out in Glen Valley and Campbell Valley — we prep and coat all of it.
Most exterior projects run anywhere from a day to two weeks, depending on size, siding condition, and how much repair or strata approval is needed. Acreage properties out toward Glen Valley or Campbell Valley with extra outbuildings sit at the longer end, and complexes in Willoughby Heights may need a bit more lead time for approvals.
