White Rock steps down from Uptown along North Bluff Road to the waterfront strata buildings and beach cottages on Marine Drive, and we paint exteriors across all of it. That means hillside homes built for a Semiahmoo Bay view, older bungalows near Five Corners, and condo and townhome exteriors along East Beach and West Beach.

White Rock sits in one of the sunnier, drier pockets of Metro Vancouver, which helps exterior work move along, but the salt air off Semiahmoo Bay is constant on waterfront and hillside homes along Marine Drive, East Beach, and West Beach. That marine air can wear down a coating faster on homes closest to the water than on the more sheltered streets up in Uptown White Rock.
We run our exterior season May through early October, sometimes stretching into April or November if the weather holds, and we won’t apply a coating unless overnight temperatures stay above 2°C. Moisture meters get checked on every job before we start, whether it’s a waterfront home on Marine Drive or a hillside property climbing toward North Bluff Road.
– Homes closest to the water along Marine Drive, East Beach, and West Beach face more direct salt air, so we check trim and fascia more closely on those exteriors.
– Strata councils on condo and townhome buildings near the waterfront and along Johnston Road often like to review exterior colour changes before a crew starts, so it helps to raise this early.
– Hillside homes built for a Semiahmoo Bay view can have steeper access and more roofline than a flatter Uptown property, which adds setup time for ladders and equipment.
– Older bungalows near Five Corners sometimes reveal caulking failures or bare wood once loose paint is scraped, and that repair needs to dry before primer goes on.
It depends on the size of your home, the siding, and how much prep is needed — older bungalows near Five Corners sometimes need more caulking and bare-wood priming than newer builds up on the Hillside. The fair answer is a free on-site estimate: a fixed price covering all labour, materials, and tax, valid for 30 days, that only changes if the scope does.

We do. Stucco and Hardie board show up often on White Rock’s hillside and waterfront homes, and cedar siding and trim are common on the older bungalows near Five Corners and Uptown White Rock — we prep and coat all of them, with extra attention to salt-air exposure on Marine Drive and West Beach properties.
Most exterior projects run anywhere from a day to two weeks, depending on size, siding condition, and how much repair is needed. A larger hillside home near Semiahmoo can sit at the longer end because of its roofline and access, while a straightforward Uptown bungalow is often quicker.
